Bathrooms in 1960s ranches

The original Weathersfield houses were advertised with ceramic baths, according to the Daily Herald's neighbourhood profile. They are almost all ranches on concrete slabs heated by hot water. Moving a toilet or turning a tub into a walk in shower changes the drain position, and on a slab that means breaking concrete.

In the later Weathersfield sections with split level and two story models, an upstairs bathroom is a different job. The drains run through framed floors, so moves are easier but a leak shows up on the ceiling below. We plan the two cases differently.

The permit and the site meeting

Schaumburg requires a permit for a bathroom remodel, with a quarter inch scale floor plan showing walls, windows, outlets, switches, cabinets, fixtures, the floor finish and the waste and supply piping. One step here is unusual: once the permit is issued, the village asks for a meeting on site to field check the existing plumbing and electrical for code compliance before work starts.

That meeting is useful. If the inspector flags something about the existing piping, it is better to hear it before the walls are open than at the rough inspection. After it come rough plumbing, mechanical, electrical and framing, then insulation, then the final.

Code points the village checks

All bathroom receptacles must be 20 amp GFCI protected. A bathroom without a window needs a mechanical exhaust fan, and in an addition the village adds that the fan must be switched separately and ducted outside. Where the fan is the only ventilation, we size it and route the duct to the outside rather than reuse whatever was there.

Plumbing is done by an Illinois licensed plumber. The village does not license plumbers itself, but it wants a current copy of the state licence and a signed letter of intent from the plumber with the permit application.

Condos and townhouses

Schaumburg has more multi family units than single family homes, so a good share of bathroom work happens in condos and townhouses. Stacked bathrooms share risers with the units above and below. We check the shut off arrangements with the association before the water is turned off, and we keep work to the hours the building allows.

Why does Schaumburg want an on site meeting for a bathroom permit?

The village bathroom guide asks for a meeting on site once the permit is issued so staff can field verify the existing plumbing and electrical before work starts. It catches problems early.

Can I replace a vanity in Schaumburg without a permit?

The village says a permit is not needed to replace a countertop, reface cabinets or replace cabinets on the same layout with no electrical or plumbing changes. It also notes a permit may be required whenever bathroom cabinets are replaced or added, so ask Permit Services if the plumbing moves at all.
